Getting a loan can mean the difference between having a roof over your head and sleeping at a shelter. It can mean the difference between getting a degree and dropping out of college or putting food on the table and having your kids sleep on an empty stomach. Of course, the situation is not always that dire. Sometimes, you just want to get a car or need money for your wedding. Perhaps you need a loan to open a small business. In any case, there are some things you will need to know before applying for a loan. Once you know the basics, you will need to know what to look for as well as the process of receiving a loan. The following are some general steps to help you get a personal loan.

Steps to Getting a Loan

1. Know Your Credit Score

The first thing you will need to do before trying to get a loan of any kind is to check your credit score and history. By knowing where you stand credit-wise, you will be able to have a better idea of what to expect. You will also know how much negotiation power you will have as well. You can get your credit history for free once a year at Annual Credit Report. What you will want to specifically look for is any errors that may adversely affect your credit score. Mistakes happen so you want to make sure you’re not being penalized for something you didn’t do or have done but isn’t being recorded properly.

In a day where identification theft is high, it’s important to periodically check your credit history just to make sure you don’t have any debt that you don’t know about. Also, there can be instances where you have a credit card that you already paid off some time ago that is still being shown as owed. If you do find anything wrong on your credit history, you will want to write to which ever of the three credit bureaus that is showing the mistake. We’ll get more into fixing mistakes in another article.

With you credit score, you will usually have to pay for that unless you happen to know someone who can check it for you for free. If you have bad credit, getting a loan will be more difficult and even if you do qualify, the interest rate can be through the roof. If this is the case, then you will need to spend some time improving your credit score. This can be done by understanding how your score is calculated. We’ll get into that in another article but for now, the general rules to follow is to always make your payments on time and try to keep your debt to credit limit ratio below 50%. The lower the better. Ideally, you want it under $20. That means if your credit limit is $1000, then you don’t want to owe any more than $200 – $500.

2. Determine How Much You Need.

Getting a loan will involve paying the money back eventually. Because of this, it’s important to know exactly how much you absolutely need to borrow. You will want to make sure it’s something you can pay back. If you are going to get yourself into debt, make sure it’s for a good reason. There is good debt and bad debt. Good debt is money you borrow that will be used for something that will make you money in the near future. This can be for college or for a business for example. Bad debt is money you borrow to use on things that won’t go up in value any time in the future. This includes things like cars and other consumer goods. The size of your loan will also determine where you can look. If it’s a small loan such as $10,000 or so, you try to look for lenders online. These smaller, short-term loans will be easier to get than the larger loans.

3. Learn About Different Loan Types.

Whether you are getting a small business loan, a car loan, or any other type of loan, you will want to know the different types that are available to you. Two common types of loans are the secured loans and the unsecured loans. With a secured loan, you will need to put up collateral that is equal or more than the value of the loan you are taking out. With an unsecured loan, you don’t need to have any collateral but the interest rates will be higher. This type of loan is usually only available to people with superb credit.

4. Shop Around.

In this step, you will be contacting your local banks and credit unions to find out about the different types of loans that they offer as well as what you will need to apply for those loans. Realize that the loan size will affect the depth of research you will have to do. Getting a home loan is a bit more involved in terms of paper work and other factors compared to a small cash loan for example. You will want to do your search online as well. Find out what type of interest rate you can get with your type of credit score and history. This will take some time and patience if you do it on your own. You can use a broker to help you with this as well.

If you are finding that the interest rates are way too high, then you will need to spend some time on improving your credit score. If you need the money right away, then another option you will have is to get someone to co-sign for you. This person will need to have excellent credit. You should take caution when using this approach and make sure that you can make the payments on time because you don’t want to mess up their credit in any way. Many friendships and family members have ended relationships over this type of stuff so think twice before asking someone to do this for you. Many students will use this method when getting a student loan since they may not have good credit or even any credit history at all and will have their parents co-sign for them to get better rates.

5. Apply and Finalizing.

Apply for the loan and have the right documents. Whether you are getting a business loan or getting a mortgage loan, you will need to bring the right documents to your appointment. You will need things like proof of income such as 2 or 3 months worth of pay stubs, your driver’s license, social security card, as well as income tax documents. Different lenders will need different things so make sure you ask them what is needed so you don’t miss anything.

Remember to read everything before you sign the loan papers. Make sure you understand the payment structure, any fees that are involved, prepayment penalties, etc. You will also want to know exactly when the first payment is due and for how much. The last thing you want is the miss your very first payment.

This is the general steps of getting a loan. Once you get a loan, make sure you pay on time every single month. In order to actually pay your loan off and reduce the amount of interest rates that is coming out of your pocket, make sure you pay more than the minimum if you can. Getting a loan, although difficult sometimes especially in this economy, is the easy part. Paying back the loan is the hard part. Make sure you understand what you are getting yourself into and that you have a very good reason for taking out a loan because chances are, you will be spending many years trying to pay it back. So think carefully before applying.

In times when unemployment rate near historic highs, many people will come to the realization that the only way to improve their financial situation is to start a small business. This, however, can be a challenge since these days, getting a loan is a bit harder because of the financial meltdown involving bad bank loans. Getting a small business loan may not be the easiest thing to do but here are some tips that may help you on your way. Small businesses help stimulate the economy be providing jobs. Because of this, the government is willing to help in this aspect. Although banks are a bit more careful and strict these days, in order to stay in business, they need to lend money. Your job will be to show that you are a good investment for them.

How to Get a Small Business Loan:

If you are completely new at this, one thing you can do that may help you get a small business loan is to contact the development center for small businesses. This is part of the SBA, which is government ran. You will be able to connect with people who have a lot of experience with getting these types of loans and can help steer you in the right direction. Knowing what to do ahead of time will be invaluable in terms of your success in getting a loan for a small business.

The next thing you will want to do is be prepared to give lenders the information that they will need to determine whether or not they should give you a small business loan. There are normal four things that they will look for in order to help them decide if you will be a good investment for them. The first is business experience. This is obvious. If you had a business before or you’re currently running one, you will have a much better chance since you will be able to show a track record. This is like sales companies hiring sales people who have a history of being able to close sales. If this is your first business, then you will be at a disadvantage but not all is lost. You can still show them any experience you had in managing a business or any other related experience with different aspects of running a business.

Another thing you will want to show your lenders is your ability to pay back the loan. This will include what sort of income you are getting, assets, credit score and history, tax returns, and any other document that can show the lender that they can count on you to repay the loan in full instead of going into default. Obviously, if you had a previous bankruptcy or have really bad credit, then getting a small business loan will be a bit harder. You will also want to provide documentation of any collateral that you may have as well. Your character will play an important part in getting a business loan as well. The more reliable and capable you seem to the lender, the higher your chances will be.

There are many things you can do to improve your chances. One thing you can do is to give the bank your business. You can do this simply by taking all of your accounts over to that bank. This way, they will be able to look at how you take care of your money. By giving them more data on how you handle your finances, you will increase your chances of getting that loan. Another thing you can do that many people overlook is to get to know the people who work at the bank. This includes the loan officers, bank tellers, and other employees at the bank. The more likable you are, the more trustworthy you will be in their eyes, and the higher the chances you will have to get a business loan.

If you happen to know someone who has successfully gotten a loan over and over again with the bank, then you may want to ask them to come along with you when apply. Their reputation can give the bank more confidence in your ability to pay back the loan. If you don’t know anyone, you can try to get help from someone in the development center for small businesses at SBA.gov.

So what do you do if you apply for the business loan and you get denied? Well, the last part in how to get a business loan is to keep trying again. If you go to one lender and fail in getting a loan, try another lender. Many people fail to obtain a loan their first time so don’t feel to bad if you don’t get approved on your first try either. If you have been turned down a bunch of times, then you may want to contact SBA.gov (Small Business Administration) to see if you qualify for any of their guaranteed loan programs. The fact is that banks want your money. That’s how they make money in the first place. However, you will need to prove to them that you can and will pay the money that they lend out to you.

Having all of the things mentioned above such as the right documentations, financial history, previous business experience, and character, will certainly help you in getting a small business loan which will not only help your financial situation but will possibly help give someone a job as well. This is why the government has many different programs to help people start a small business. They know that small businesses are the fuel that keeps the economy running.

Being self employed can be a very rewarding and liberating experience but getting self employed loans can add stress to your life. Securing financing when self employed is challenging but entirely possible, so don’t let the financial crunch get your down.

Self employment is a truly rewarding venture. You have the opportunity to set and reach your own goals, knowing your successes are truly yours alone. Unfortunately self employment has its own unique challenges as well.

Certain stereotypes can make getting self employed loans more difficult. Mostly these stereotypes have to do with self employed individuals being unable to provide adequate proof of steady income. The ups and downs that come with self employment also result in some stereotypes, with periods of poor credit history damaging your reputation.

In the case of poor credit history you will need to look for options for bad credit self employed loans. Rest assured they do exist. You might just end up with a slightly higher finance rate. However, securing the necessary lending is your prime objective. If you can make loan payments on time for a sufficient period under a higher interest rate loan then you may be able to refinance at a lower rate later down the road.

When you’re unable to show proof of consistent income then you may need to look for unsecured self employed loans. These loans may also come with less attractive finance and interest rates but they still provide you with the financing you require.

Keep your long term finance goals in sight and make wise decisions about self employed loans. Know what you can handle month to month and find a loan that will fit your budget. Get the financing you need but ensure that you’re able to continue to meet all your financial obligations, including your new loan repayment plan.

May loans for the self employed have gotten a little more restrictive in an effort to make financial practices sound and consistent across the board. For example, the Financial Services Authority has applied new rules to mortgage lending for self employed individuals. You must show that you have been self employed for two or more years with a steady income in order to apply for a mortgage loan.

The new regulations from the Financial Services Authority may eventually impact other regions of the self employed loans industry as well. It certainly makes securing a mortgage loan more challenging for the self employed but may make it more difficult to secure other financing in the future as well.

There are plenty of lenders out there willing to take a chance on the self employed. Getting a good lending agreement is mostly up to you however. While you may find a variety of lenders willing to take that chance the terms of loans available should be thoroughly examined before you settle on a lender.

You should also put some work into getting the right self employed personal loans rather than simply settling for the first one that is approved or offered. Be completely prepared with the right information before you imitate loan talks.

Getting a loan through a quick financing organization can make things easier but it will certainly get you stuck with a higher interest rate. Consider going through a loan broker instead for a better deal. Or you may also want to consider looking for lenders that specialize in self employed loans.

Regardless of where you find your financing opportunities, spend some time preparing for loan negotiations. Get your income certified through an accountant to secure the best interest rate possible on self employed loans. If you’re unable to certify your income, then be sure to collect plenty of concrete proof of your income history. Take a look at your credit report before applying as well and be prepared to explain any issues which may be present in that report.

A remortgage is simply taking out a new mortgage in order to pay off your old one. This is often called refinancing. Therefore, an adverse credit remortgage is simply a bad credit refinance. Why would any lender want to lend to you when you have bad credit? Because they know they can make more money off of you if it works right. While traditional lenders don’t want to bother with weeding out the good or bad there are specialty lenders who are willing to work with a remortgage and adverse credit.

So if you want an adverse credit remortgage you’re going to have to be willing to sell yourself to this specialty type of lender. Here are a few tips to help you land that elusive adverse credit remortgages.

Tip #1: Prove You Still have the Income

If you can’t show you’ll pay there is no way a company will take on the risk of lending to you unless your home has a ton of equity. Show all your forms of income, even if they are erratic side jobs. You’ll also want to show a breakdown of all your other bills. By having them itemized on a list when you apply you’ll show to the lender that you’re not trying to hide anything. Once these specialists find out you’ve lied about something they will decline your loan because if you can’t be trusted to tell truthful financial answers, how can they trust you to keep making your payment?

Tip 2: Make All Your First Mortgage Payments on Time

If you’re considering a remortgage with adverse credit you’ll want to concentrate on making each mortgage payment you currently have exactly on time or a little early. Hopefully you’re were doing this anyways, but if you weren’t, catch up with any back fees and keep current for at least three months before applying. Have a good story of why you couldn’t afford the home on time before, but now you can.

Tip 3: Stay Calm in Face of High Interest Rates

They know and you know that you have bad credit and that’s why you’re talking to them. Therefore they’re going to charge you a premium because there are less lenders willing to loan to you. Don’t get upset; just accept it is part of the process. After you get the loan it is easier to refinance the loan for a lower rate. The fact that someone else was willing to loan to you makes some lenders broaden their acceptance criteria. Don’t try to fight the system work you’ll have to work within it to get a remortgage with adverse credit.

The adverse credit remortgage is for those of us who have had a rough time since our original mortgage. Don’t be embarrassed by your situation. The professionals are accustomed to your situation and are trained to understand which stories have no hope for repayment and which stories, like yours, are true and that they will get their payments on time. Being open and honest about your whole financial situation and keeping a level head are keys to success in getting a loan.

Sometimes you need money now. You don’t have time to wait for an application approval or an office meeting with a banker. You might be in an emergency and you need to get your car up and running immediately. Or someone is just offering you a great deal on the collectible you’ve been keeping an eye out for years on and you just are out of cash until pay day. Instant decision loans are a great alternative to traditional application and review based lending models.

The instant decision loan really started in the department store industry. The department stores would set up lines of credit. Soon they realized that regardless of credit history they earned more money by extending credit to everyone as long as they only could purchase in their store. The credit cards moved to this model of instant loan decisions when they realized they would earn more on late and over balance fees than interest money. In this case the bad credit loans instant decision was a no brainer because they wanted people who were bad with money.

While some believe that the companies seeking quick profits have brought bad financial decision making to the average consumer with their instant decision loans. In fact it’s just opened up a new segment in the financial markets. If there is a demand the market will find a way to supply it and there is a population that wants instant decision loans and they are willing to pay a mark up in fees and interest rates in order to get them.

The first segment that really focused on the instant part was the instant decision payday loans and check cashing services. The same people who didn’t want a bank account to deposit their payday loans also wanted to borrow money for very short periods of time. The check cashers knew what these people made every two weeks so no applications or credit checks were required. They just had them write a check that wasn’t any good until the next pay day. After awhile the regulars had a good working relationship with the payday lenders and they were able to ask for instant decision personal loans that exceeded the normal payday route. As with all early lending their personal history and steady paycheck were enough to secure them their loans.

As with every other hot industry the internet took things to the next level with the online loans instant decision. The online format allows an automated review of your credit history to determine your creditworthiness instantly. That tied with your willingness to pay a high interest rate allows for instant decision loans to happen without ever seeing you in person. In some cases the money will be automatically transferred to your checking account in hours. Other online instant decision loans now include credit cards, auto loans, and in some cases mortgages completely changing the relationship of borrower and lender. Most of the online lenders will never even carry your loan, but just package them up and sell them to other investors. Hopefully this information will help you in getting a loan.

We all get in financial trouble from time to time. Sometimes this causes us to miss a few payments or even completely stop paying on some payments. In time we all get back on our feet and we need a tool to prove to the financial industry that we are capable of making our payments again. That is what the adverse credit loan is for. Adverse credit loans have special applications and special loan specialist who review your application and pay particular attention to your interview to determine your creditability beyond the credit score. Once you get an adverse credit loan you can begin to rebuild your credit by having a Fair Isaac (credit score agency) recognized loan with positive payback history. Here are a few types of loans for adverse credit.

Adverse Credit Secured Loans

The best way to regain confidence with the lenders is to offer something they can sell if you default on your loan. When something of greater value is offered as collateral to secure your loan you remove the risk of the lender not being able to trust you because your credit score is bad. Once you make all of your payments you will be able to prove to others that you are credit worthy again. With an adverse credit loan you may have to offer something worth enough to both cover your loan, but the cost to get it sold. I would figure something worth near twice the value of the loan.

Adverse Credit Unsecured Loans

If you have nothing of value or nothing you want to see taken from you if things go bad again you can ask for an unsecured loan. With an unsecured loan your story and image mean more than your credit score. Make sure you are dressed professionally and you speak in a business casual tone. Be honest (or tell a good lie) about why your credit score went bad the first time and be prepared the pay a really high interest rate. The extra interest rate covers the risk of you defaulting. They’ll make a little extra money on you when you do pay, plus other people who are also in bad credit situations will pay all of their payments also. It’s a form of bad credit insurance. If you are really concerned you can pay the loan off early to boost your credit and then apply for a new loan.

Adverse Credit Car Loan

A great place to get your adverse credit loan is the used car lot. These companies specialize in loaning to people with bad credit to get them on the road again and move a used car that they got for next to nothing. Healthy profits and interest from loans make used car lot owners very happy. Plus you can get some new wheels, better credit, and not have to deal with a stuffy banker. Sounds like a win to me.

Adverse credit loans are a needed tool to get your credit back on the right road again. Don’t be afraid of the extra interest or extra application steps when it comes to getting a loan; just accept it as part of the road to recovery. You’ll have zero application zero interest offers again before you know it.

If you’ve been turned down by the fancy auto dealers because you had inadequate credit there are bad credit car loans available. The two main options for bad credit car loans are the second chance car loans for people with bad credit and the bad credit used car loan. The first option is from lenders who take chances on higher risk borrowers to make some extra money while having collateral on a car with some value to it. The other bad credit car loan is for increasing the sales in the used car market by making cash more available. The profit margins on used cars are often larger than new cars so these small car lots increase business by lending their own money.

The best way to get car loans with bad credit is by proving income. The amount of money you’re trying to borrow against the value of a car isn’t so great that if you can prove you can make the payments they’ll take the risk on you. Cars are not that hard to repossess so it’s not that much risk. Paychecks are not the only way to prove income. If you’re getting money outside of the normal day job style you can show money by showing contracts signed and notarized with other people, checks going into your checking account, a decent size emergency fund in your savings, cash producing assets like partnerships, stocks, or bond, or even skills you have that you intend on using to create enough money to make the payments.

Once you’ve figured out where you’re going to show your income from you’ll have to decide if the new vehicle bad credit car loans or used vehicle is better for you. I prefer the used vehicle because the car you’re buying tends to be a better value. They will get you to and from just as well as a new car plus you’re not paying the new car premium. Most cars lose 10% of their value as soon as you drive them off the lot. Not the same with used cars. So if you need to pay off you bad credit car loans in a hurry the used car will give you more of your money back if you shopped around well before you bought.

If you want to go with the new car loan you’ll wish to shop around with both the car manufacturing loaning branch, credit unions, traditional banks, and bad credit car loans providers. New cars are funny creatures to loan on and car salesman with good connections to banks can often get you better deals with their “ins” than a bad credit provider will be willing to offer. Your credit doesn’t get hurt any worse by shopping lenders in a two week period so have everyone who is offering run your credit and give you the best loan option they are willing to. They are enough people who will tell you “no” there is no need to decide for them ahead of time. The best bad credit car loans may not come from bad credit car lenders at all. Hopefully, this info will help you in getting a loan.

No credit check mortgage loans are not for everyone and definitely not the recommended choice. Generally you want the bank to know your credit history so they are comfortable loaning to you. Only when a bank is confident in the risk they are taking do they charge the lowest interest rate possible. If you don’t give them all of the information they will be forced to assume the worse which means you get gouged in interest rates or you’ll have to make them comfortable some other way.

Perhaps there are some reasons you are looking for mortgage loans with no credit check. You just might have a few items on your report that would make the average, no training, no imagination, no real decision making capability mortgage broker turn and run. It probably isn’t as bad as you think, but I’m not one to judge. Then you’ll need to prepare for your no credit check mortgage loans with either a lot of money up front or a lot of expected cash flow.

Prepare for High Interest Rates

The one way the bank has to deal with no credit check mortgage loans is to charge a lot of money in interest. If you’re going to accept this fate you may end up paying hundreds of thousands of dollars in extra interest over the course of your loan. You probably have a little bad credit, you didn’t kill someone. You shouldn’t be gouged like that. The only way to avoid this is plan on paying extra payments every month. An extra payment a year can knock out about 7 years of payments on a 30 year loan. You can’t say you will make the extra payments; you must make the extra payments.

Prepare for a Large Down Payment

If you don’t want to pay high rates you can prepare for your no credit check mortgage loan by gathering a large down payment. The large down payment helps guarantee the equity in the home you’re trying to buy even if the market turns down a little bit. You’ll need at least 20% down, but perhaps even as much as 30% down before you have much hope of a decent interest rate without a credit check.

Have no Debt

The best way to qualify for no credit check mortgage loans is to not have any borrowing activity for seven years. This will give you a zero credit score and empty credit report. When you have a zero credit score you qualify for many special rates and loan programs.

Be wary of lenders of the no credit check mortgage loans that require very little identification or evidence at all. Any lender is going to require some form of evidence that you have the ability to make the payments. If the borrowing process is too simple there is likely a scam happening that is looking to get you to pay excessive fees, or lose your home after a few payments because you didn’t fully understand what you signed. Always check the lender with the better business bureau or online scam forums.

6 Places to Go for Emergency Cash Assistance

There are multitudes of reasons you will need emergency cash assistance in your life. Some could be prevented with a little planning, and others just slap you in the face with no way of seeing it coming. Thinking about where you would go for cash assistance for emergencies ahead of time could turn your panic moment into a manageable problem.

Family

The obvious go to place for money is your family. However, this is probably the worst idea because it puts unneeded strain on your relationship. If something was to go wrong and you couldn’t pay them back there will be weird tension between you. Often the borrower quits talking to their family when they owe them money. Even if you say that would never happen to your family just think about how you would feel if it did. It’s really not worth it.

Government Programs

Government ran programs like FEMA have an emergency cash assistance program for many situations. The best place to start is at your local social services office. The staff in these offices are trained in researching government programs to find you emergency cash assistance for anything from job loss, natural disaster, illness, or crime.

Banks

Banks are in the business of lending money. If you need a large amount of money, but feel you will have the means to pay it back you should consider the traditional financing options. This isn’t the best option if time is an issue because traditional brick and mortar banks are very slow at decision making and getting you the cash you need.

Payday Loans

Payday loans are excellent options if the amount of money you require is relatively small compared to your income. You’ll be able to walk away with the cash you need in less than an hour in many cases. The fee can be a bit hefty, but you have bigger fish to fry than worrying about a few extra bucks.

Charities

There is a charity for almost any worldly concern. It doesn’t matter if your issue seems embarrassing, socially unacceptable, or even petty there is likely a charity or organization that understands your problem and may be willing to assist. You just have to eat a piece of humble pie and ask for some emergency cash assistance.

Church

If you are a member of a church and are willing to admit your issues to your pastor, the church will probably raise funds to assist you with your trouble. This is kind of the purpose of the church to build a community that assists each other. I wouldn’t recommend joining a church for the sole purpose of getting financial help. I’m pretty sure some higher powers may frown on this practice.

If you’re concerned about needing emergency cash assistance in the future, you might just want to start saving an emergency fund now. Usually six months of living expenses will cover any emergency you might have. Until the point you can save that much money you need to think about where you’ll go for money when you need it.

Mortgage bridge loans are to get you into the home you want now, but can’t afford because you haven’t sold your current home yet. The structure is a bit complicated, but if you found your dream home or just one heck of a deal that can’t wait, getting a little creative with the finances may be worth it.

The Good

The obvious good part of the mortgage bridge loans is it gets you what you want. When traditional financing says no, you can get a bridge loan to get that house you want now. An added bonus to going through the effort of bridge mortgage loans is you see how real estate investors work with banks on more complicated deals. You get to meet the bankers that make good risk reward decisions when lending money. If you are at all interested in real estate investing or running your own business meeting these contacts could come in real handy.

The Bad

The bad part of the bridge loan mortgage is the complexity of the situation. Essentially you are borrowing money on the equity in your home in order to put a down payment on the new home you want. Whichever lender you get to agree to do this will want in writing that they are the lender for your new mortgage as well. If they didn’t do this it would be possible for you to sell your house, buy the new house with a different lender, and not pay the mortgage bridge loans back. Without the lien on your new home they don’t have enough collateral to justify the risk.

When discussing the different bridge loan options you’ll especially need to look at the impacts of prepaid interest, and minimum payment requirements. Most are interest only payments until your house is paid off, but some bridge loans have automatic payment increases over time just in case your house can’t or won’t sell for a reasonable price.

The Ugly

The ugly part of mortgage bridge loans is the interest rate. For a secured loan at the start where your own a home, and a secured loan at the end because you are agreeing to give them the mortgage when the new house closes, banks charge a high interest rate for these loans. Plus they insist on six months interest up front. On top of that they usually only give you one year to pay the loan. So if something with your new house falls through you needs to find a way to make the payments really fast or you’re at risk of losing your original home. It’s definitely one of those situations where it’s wonderful when things go right, but it could become your worst nightmare if the other home sellers get edgy about your financing situation.

The most common recommendation for an alternative to mortgage bridge loans is borrowing from your 401k. I don’t recommend this because it ties you to your employer. If you want to quit or they fire you you’ll have to pay your whole loan at once or pay taxes on what your borrowed plus a 10% penalty.
